The space Nestled on the first floor, this warm, light-filled space blends natural materials with calm Scandinavian design. At its heart is a bespoke kitchen handcrafted by local Newquay makers — fully equipped with induction hob, double oven, full-size dishwasher, fridge freezer, microwave and cafetière, perfect for slow breakfasts before the sea or relaxed meals together after a long day on the coast. A handmade dining table sets the scene for memorable meals, while layered lighting carries the space from bright mornings to golden-hour evenings. When the surf's flat or the weather turns, the reading nook beside the exposed brick wall and a selection of board games make for the perfect cosy evening in. The king room is tucked away for privacy, with a wool and cotton mattress dressed in 200gsm Egyptian cotton, blackout blinds and extra blankets for deep, restorative sleep after long coastal days — with its own stylish en-suite. Further along the corridor, the super-king/twin room features warm rust-red panelling, flexible beds and ample storage — a calm, characterful space to unwind. A second bright bathroom with high ceilings, walk-in shower and heated towel rail serves this room. Laundry ———— Washer-dryer facilities are provided within the apartment. Location Note ——————— Being centrally located, there may occasionally be some street noise. House Rules —————— Quiet Hours — 9:00pm to 9:00am • No loud music, noise, or disturbance inside or outside the property between 9:00pm and 9:00am. • This includes noise in hallways, communal areas, entrances, and directly outside the building. • Noise complaints from neighbours or building management are grounds for immediate termination of the stay. No Parties or Events • No parties, events, or gatherings beyond the declared guest numbers are permitted at any time. • The property is for quiet residential use only. • No visitors are permitted during the building’s quiet hours (between 9:00pm and 9:00am) • The booking cannot be transferred or handed to any third party not named in the booking. Call out fees • Call out fees for breaking the house rules are £50 between 8:30am-6pm, outside those hours and additional £100 will be charged. Visitors • No more than 2 extra visitors are permitted inside the property outside of Quiet Hours. • Any undeclared overnight guest will be charged at £150 per person, per night, via the Airbnb Resolution Centre. Smoking & Vaping • Smoking, vaping, and cannabis are strictly prohibited inside the property, at windows, on balconies, in doorways, including the communal areas e.g. stairwell and front door. A professional deep-clean charge of £200 applies if evidence is found. Spills & Fabric Damage — Report Immediately • If a spill or stain occurs on any fabric, upholstery, carpet, mattress, or soft furnishing, you must notify the Host immediately — do not wait until checkout. • Prompt reporting gives the best chance of successful treatment and significantly reduces repair costs.
