The space Nestled on the ground floor, this warm, airy space blends natural materials with calm Scandinavian design. Thoughtfully designed with sustainability at its heart — natural materials, wool and cotton mattresses, salvaged brick and considered finishes throughout — it's a space that feels as good as it looks. Porcelain tiled floors with underfloor heating keep things warm in winter and cool underfoot in summer. The kitchen is fully equipped with induction hob, double oven, full-size dishwasher, fridge freezer, microwave and washer-dryer — perfect for slow breakfasts before the sea or relaxed meals together after a long day on the coast. A handmade dining table sets the scene for memorable meals, while the comfortable sofa and TV create a refined yet cosy place to unwind. Layered lighting carries the space from bright mornings to golden-hour evenings, and double doors open straight onto the sunny private garden — where you can eat outside, have a glass of wine in the sunshine, or rinse off after a surf in the warm copper outdoor shower. Bedrooms & Bathrooms ———————————— Two elegant bedrooms on opposite sides of the flat give each pair of guests their own retreat. The super-king/twin room features cool panelling with dark green accent shelving, floor-to-ceiling curtains framing a large bay window, and its own stylish en-suite. The king room is tucked away on the other side of the flat — cosy and private, with bespoke birch ply shelving and hanging space, extra blankets and blackout blinds for deep, restorative sleep after long coastal days. Both beds are dressed in wool and cotton mattresses with 200gsm Egyptian cotton sheets, and blackout blinds ensure proper rest in both rooms. A second thoughtfully designed bathroom with heated towel rail serves the king room. The garden —————— Through the double doors, a tiled path leads through the gravel to the warm copper outdoor shower and the upper level of the garden. The raised terrace is laid with original bricks salvaged from the building's renovation — a characterful spot to sit out, BBQ and make the most of this private, sunny space. House Rules are as below: ———————————— We kindly ask guests to respect the property and neighbouring residents. Quiet Hours — 9:00pm to 9:00am • No loud music, noise, or disturbance inside or outside the property between 9:00pm and 9:00am. • This includes noise in hallways, communal areas, entrances, and directly outside the building. • Noise complaints from neighbours or building management are grounds for immediate termination of the stay. No Parties or Events • No parties, events, or gatherings beyond the declared guest numbers are permitted at any time. • The property is for quiet residential use only. • No visitors are permitted during the building’s quiet hours (between 9:00pm and 9:00am) • The booking cannot be transferred or handed to any third party not named in the booking. Call out fees • Call out fees for breaking the house rules are £50 between 8:30am-6pm, outside those hours and additional £100 will be charged. Visitors • No more than 2 extra visitors are permitted inside the property outside of Quiet Hours. • Any undeclared overnight guest will be charged at £150 per person, per night, via the Airbnb Resolution Centre. Smoking & Vaping • Smoking, vaping, and cannabis are strictly prohibited inside the property, at windows, on balconies, in doorways, including the communal areas e.g. stairwell and front door. A professional deep-clean charge of £200 applies if evidence is found. Spills & Fabric Damage — Report Immediately • If a spill or stain occurs on any fabric, upholstery, carpet, mattress, or soft furnishing, you must notify the Host immediately — do not wait until checkout. • Prompt reporting gives the best chance of successful treatment and significantly reduces repair costs.
